The Three-Buyer Pricing Test

Before we set a number, I run it past the three buyers who are actually in your market:

  • The active buyer, who has seen every comparable home and knows value to the thousand
  • The new buyer, who is still learning the market and takes their cues from everyone else
  • The deal hunter, who is waiting for your first price reduction

Price too high and all three respond the same way. The active buyer skips you. The new buyer hesitates because nobody else is biting. The deal hunter simply waits.

Then the reductions start, and the eventual offer usually lands below what the home would have brought in its first two weeks — when it had the most attention it will ever get.

A price only passes the test when all three buyers can say yes to it.

Before your home goes live, we walk it together — every room, one at a time.

In each room I tell you one of three things:

  • Fix this — buyers price it against you, and it costs less than the discount you would take
  • Leave this — you likely won’t get the money back, whatever the renovation shows suggest
  • Move this out — it is competing with the room for attention

Most walkthroughs end with a shorter list than sellers expect. The goal is not a perfect home; it is a home with nothing in it for a buyer to negotiate against on day one.

How should I price my South Calgary home?

I run every price through what I call the Three-Buyer Pricing Test: would the active buyer who has seen everything say yes, would the new buyer still learning the market say yes, and would the deal hunter waiting for a reduction say yes? If a number only works for one of them, it is the wrong number.

What should I do before listing my home?

We do a Room-by-Room Walkthrough before anything goes live. In each room the answer is fix it, leave it, or move it out. Sellers are usually surprised how short the fix list is — repainting a dated bathroom often pays back, whereas a basement refinish rarely returns what it costs.

Should I buy first or sell first?

It depends on your equity, your financing, and how much risk you can carry. I map both scenarios with your real numbers — including what it costs you to hold two homes for a month — before you commit to either path.

What makes buyers skip a listing?

Price first, photos second. After that it is the things buyers cannot un-see at a showing: poly-B plumbing, a wet corner in the basement, a furnace near the end of its life. Those become negotiating points, so I would rather we deal with them before the listing goes live.
